Lot 1 is an award winning Sydney based Interior Design practice, established by Tammy Miconi in 2014. The team consists of exceptionally experienced interior designers dedicated to creating highly emotive spaces. An inspired yet professional and personal approach makes for an enjoyable journey that culminates in an exciting end result. OUR APPROACH
We aim to design spaces unimagined. Each project is a unique expression of the brief infused with the underlying values and principles that shape the work of the studio. Our work transcends the client’s needs to deliver distinctive spaces that speak to the heart and challenge preconceived ideas.
Our approach is embedded in the psychology of space. A well-resolved interior can elevate mindfulness, connection and well-being while considered details bring joy and happiness to even the most mundane task. From the macro to the micro, and from inside out, we believe good design enhances everyday life.

THE PROCESS

MEET
Every project begins with connection. This first stage is about understanding you, your lifestyle, aspirations and the way you want to live. We listen, ask questions and explore how design can enhance your everyday experience. It’s the foundation of a collaborative partnership built on trust, clarity and shared vision.
2.
DISCOVERY
Here we define the brief and uncover the essence of your space, how it should function, feel and flow. We gather information, measure and observe, considering both the practical and emotional layers of the project. This phase establishes the framework for design clarity, ensuring every decision that follows is intentional and aligned with your goals.
3.
CONCEPT DESIGN
This exciting stage brings together architecture and interiors to achieve a highly detailed and cohesive vision. We consider all contributing factors to devise a unique, site-specific solution, developing ideas collaboratively until the concept truly speaks to you.
4.
DESIGN DEVELOPMENT
The architectural and interior elements are intrinsically linked at this stage, where we delve into the detailing and materiality. We look at each space and how it functions, refining furniture and lighting plans. This collaborative phase transforms the brief into a complete, tangible scheme.
5.
CONSTRUCTION DOCUMENTATION
This is where we design to build. Known for our extensive detailing, we collaborate with our trusted network of consultants, joiners, stone masons and artisans to ensure excellence in every component. These ongoing relationships are an invaluable part of achieving the best outcome for every project.
6.
CONSTRUCTION ADMINISTRATION
This culmination of the journey brings the design to life. We ensure the process remains seamless by standing alongside you throughout the build. We liaise with the builders and contractors, resolving details and maintaining momentum until completion. Your project remains a priority until you move in.
7.
FURNITURE PROCUREMENT
We curate layered interiors that blend new and existing pieces with the softness of upholstery and window furnishings. This stage is a balance between sourcing elements that enhance the space and weaving in your personality to create something truly individual. The result is a home that evolves beautifully over time, refined, personal and uniquely yours.
8.
CELEBRATE
The best part - when it all comes together and you finally step into your finished home. We pour a glass (or two), take a moment to breathe it all in and celebrate how far we’ve come together. It’s the moment where every decision, detail and collaboration becomes something you can truly live in and enjoy.
